The development of the Pekuri city block, owned by special investment fund Trevian Finland Properties I, is progressing according to plan, despite the coronavirus situation, and a good number of new leases have been signed for the property.

The Naughty BRGR chain, founded by Akseli Herlevi, will open a gourmet burger restaurant on the Kirkkokatu side of the property, which will also house two other new restaurants. These and other new leases will be announced during April. The planning and execution of the second floor Food Garden is progressing on schedule and the opening is planned for the autumn of 2021. All the restaurant chains are new in the Oulu area, so they have chosen Pekuri as their location to enter the market.

“We are really excited to open the world’s northernmost Naughty BRGR in Oulu and specifically in Pekuri, on the street level on Kirkkokatu. Oulu has a rich restaurant culture and a lot of burger fans, to whose invitation we respond with this opening. Our goal is to create a burger oasis in the heart of Oulu, dedicated to a relaxed and appetizing world of taste”, comments Lars Oehlandt, CEO of Naughty Group Plc.

On the third floor of the building, modern high-quality office space tailored to users will be completed. Health technology company Topcon Healthcare leases 663 m2 of the premises and software company Codemate 525 m2. In addition, there will be another 600 m2 of office space on the floor.

“Topcon Healthcare is a globally operating company that provides automation and optimization software and research measurement equipment for eye care workflows. Among our products to be developed, our focus is strongly on remote systems as well as intelligent technology solutions for eye care needs. We currently employ about 60 eye and software professionals in Finland. Our goal is to significantly increase our personnel, for which the new business premises will create a good framework”, says Anssi Ylimaula, CEO of Topcon Healthcare Solutions EMEA.

“We are a creative technology company where our teams make new digital solutions with our customers. Pekuri’s premises are perfect for our use, as the floor plan is a good mix of open-plan office, workshop space and quiet workstations. The location and comfortable facilities help to attract employees”, says Jukka Katajaharju, Codemate’s Co-Founder and Chief Operating Officer.

The property is also undergoing several lease negotiations with office, business, and restaurant operators.

Renovation of the Kirkkokatu entrance to Pekuri is about to begin. The entrance and façade will be renovated and the connecting corridor to K-Supermarket will be opened during spring 2021.

The Trevian Finland Properties I fund bought the Pekuri property in the summer of 2019, when its occupancy rate was very low. Currently, more than 75% of Pekuri’s premises are leased and the project has attracted widespread interest among potential tenants.

We will be happy to tell you more about our development project in Oulu.
